Party wall checker

Your free notice pack

One notice per owner per notice type, worded from the GOV.UK example letters, plus a reply form for each, a plain-English covering letter and a sheet on how to serve them. Everything is generated in your browser.

1. About you

All joint owners must be named, for example "Mr A Owner and Mrs B Owner".

Goes in the covering letter only.

2. The work

Full details of what you will do to the party wall or structure. Say which wall, at what level, and what you will cut, insert, raise or remove. This goes on the Party Structure Notice.

Height, length, materials and what it is for, for example "a single-storey brick flank wall, 3 m high and 4 m long, forming part of a rear extension".

A short description is fine if the drawings are clear, for example "excavate trench foundations 1.0 m deep for a rear extension".

Which test applies? required
Will you underpin or otherwise strengthen the neighbour's foundations? required

3. Your neighbours

One block per neighbouring property. Every owner of that property gets their own notice: the freeholder, any leaseholder with a lease over a year, and a landlord who receives rent. Not tenants on short tenancies, not mortgage lenders.

4. Dates and surveyor

Date the notices the day you hand them over or post them. You can regenerate the pack if the day changes.

Name, address and phone. Only needed if a dispute arises; leaving it blank adds "to be advised if a dispute arises".

5. Where to send your 14-day reminders

We store your email, postcode, notice types, the number of neighbours and your dates so we can send the reminders. Names and addresses stay in your browser and go straight into the PDF.
